Current residents of the older more established areas of Sacramento recognize the charm and convenience of these locations.

95831 - Greenhaven-Pocket: This area is shaped like a pocket, hence the name. Located on former farm area the soil is rich. Bounded by the Sacramento River and Interstate 5, homes range from million dollar prices by the man made lakes to affordable homes and half-plexes. A best kept secret, Greenhaven is home to many long time residents. Buyers can purchase a lot of home for the money - most are ranch style, decent sized lots, garages, many with swimming pools.  Many homes were custom built, many were part of a subdivision.  Shopping, schools, and the well used "green belt" running through most of the area. Perfect for walkers, joggers, and bikers the green belt hooks up to the river trails. Fairly easy commute to downtown.

 Zip code 95822 includes many ranch style homes on generous lots in the South Land Park Hills area, Hollywood Park boasts smaller homes and more affordable, south Sacramento homes are generally 3 bedroom 2 bath with 2 car garages and are affordable as well.

Zip Code 95818 includes Land Park and Curtis Park, two of the more iconic areas of vintage homes. These homes are in high demand due to the one of a kind home, many updated, and the tree lined streets. Close proximity to downtown is a large plus as well. Pricey.

Zip code 95819 is East Sacramento which includes some of the highest price per square foot for a home. Much like Land Park and Curtis Park, East Sacramento includes more retail and is home to Sacramento State University. Home prices start at $300,000 plus and go up to well over a million.

95816 includes most of the midtown area - a very eclectic area of homes, multi-family residential, retail and restaurants. A very vibrant and happening area. Prices are on the high side. Homes are older and very vintage.

Tahoe Park and Elmhurst and UC Davis Med Center areas are in the 95820 and 95817 zip codes. Many vintage homes, smaller and more affordable than midtown, East Sacramento or Curtis and Land Park. Home prices are rising as more buyers are purchasing and improving the homes. Close to UC Med, Sacramento State and close to downtown. Oak Park area is an up and coming area as well.
